Property Description

  • Unique Freehold Hospitality Business

The deceptively spacious property comprises a two-storey building which has been extended both to the side and rear. The entrance is accessed via traditional coach-style doors opening into a lounge with a dual-ended fireplace and built-in units for books, ornaments or retail displays.

The bar and barista counter leads into the restaurant with a mix of freestanding and booth-style seating, including a secluded semi-private area for up to 10 people. The entire restaurant is fitted to a very high contemporary standard and includes an open-fire snug. A modern kitchen services the 50-seat restaurant, including 2 Rationale ovens and dedicated preparation and wash-up areas. There are 6 ‘unique and chic’ individually styled bedroom suites, with five having their own private terrace and garden. Four of the suites are designed over two levels.

The first-floor suite has a separate sitting area and bedroom. All rooms are en-suite with feature baths and separate shower areas. Bedrooms have been designed by the hotelier who created the nearby iconic Bushmills Inn Hotel. Again the standard is very high, with great attention to detail. Suites are almost completed leaving some opportunities for personal choice. To the rear of the bedrooms is a communal garden with a small covered stage and a storage shed. Delivery access is by right of way through the Co-op side entrance.

Ground Floor: Restaurant, kitchen & ancillary areas
Ground & First Floor: 6 no ensuite bedrooms over two levels with external garden terrace areas

Location

Bushmills is ideally located for a successful hospitality business. In addition to being the gateway to the Giant’s Causeway and home to the world’s oldest licensed distillery, there are numerous attractions within 12 miles, including the Carrick-a-Rede rope bridge, White Park Bay, Dunluce Castle, six golf courses including Royal Portrush and many of the ‘Games of Thrones’ sites including the Dark Hedges. The seaside resorts of Portrush, Portstewart and Ballycastle, all with their sandy beaches and entertainment, are close by.

Bushmills is building a solid reputation as a quality foodie destination. The French Rooms is in the heart of the village opposite the Visitor Information Centre, close to the Main Car Park and Park & Ride to the Giant’s Causeway. The French Rooms are also very close to the multi-award-winning Bushmills Inn Hotel, providing a popular alternative restaurant for hotel residents.

There is a multi-million pound development of the old Court House to restore and extend this derelict building into a cross-community creative hub. Bushmills is also benefiting from a multi-million pound Public Realm scheme which should include a new civic space and pedestrian link between the main Car Park and the village, directly opposite the French Rooms.
