Sean is Operations Director of Estate Resources, an associated company of Osborne King which provides a full offering of employee management services and professional Health & Safety and Facilities management advice across the managed property portfolio and to external clients.
Sean has been employed by Osborne King since 2008, and has over thirty years’ experience in Facilities Management of commercial and industrial properties. Our Asset Management department utilises his wealth of experience to ensure that Osborne King adheres to best practice and conforms to all Health & Safety and legislative compliance across the entire property portfolio.
Sean’s extensive network of contacts across the specialist service sectors has enhanced our approved contractors list, ensuring Osborne King always provides a prompt response to any property crisis. Sean continuously strives to obtain best value for money on behalf of our clients in respect of planned, reactive maintenance and project works.
Sean co-ordinates site specific Planned Preventive Maintenance (PPM) requirements for our managed properties. He manages PPM tenders from initial site survey, up to award and implementation stage. He carries out detailed property audits of tenant owned or leased facilities, producing in-depth reports with prioritised recommendations to reduce identified risks.
Sean is a certified energy assessor, qualified to provide level 3 & 4 non–domestic EPCs. He advises clients on improvement programmes for existing buildings with low energy ratings, to meet new energy efficiency standards, which come into effect in the UK in April 2018.
NEBOSH qualified, Sean manages all in-house Health & Safety for Osborne King, to include issuing of permits to work, the production of employee and task specific risk assessments and the review and approval of all sub-contractor RAMS. Sean also undertakes detailed surveys and produces Health and Safety reports for properties entering receivership, to document and manage previously unidentified risks.
Sean is the property manager for the company’s extensive licenced and pay to exit car park portfolio across Belfast city centre. He also implements and manages service level agreements (SLA’s) on behalf of clients to maintain hard and soft service standards within their properties.
