ENSURING PROPERTY ASSETS ACHIEVE THEIR POTENTIAL

Osborne King won Commercial Estate Agent of The Year, with its team recognised for its experience, enthusiasm and willingness to go above and beyond what is expected by clients.

Laying claim as the largest independently owned commercial property practice in Northern Ireland, Osborne King employs 38 people and specialises in providing real estate services to clients throughout Northern Ireland, Great Britain and Ireland.

Working collaboratively throughout the pandemic to deliver for its clients, the team returned to its Belfast city centre offices as soon as restrictions were eased. The focus was to be available for clients and seize opportunities to ensure their property assets performed to their maximum potential throughout the market uncertainty.

A decision by the Osborne King not to place any of the surveying team on furlough paid off, with Osborne King generating a significant amount of new business during the period.

The firm was approached by a number of experienced landlords who had not received the level of communication or response expected from their existing advisors, particularly with regards to property management and rent collection.

Turnover and profitability in 2021 and 2022 to date has been strong, and significantly up on pre-pandemic levels.

The business is structured around the three key departments of agency (sale, letting and disposal of commercial property assets and land), advisory (valuation, rent reviews, lease renewals and consultancy) and asset management (property, facilities and accounting).

A recent restructuring, following some senior staff retiring from the business, has seen four of its team promoted to director level, three of which began as placements students in the business.

Recent high-profile instructions have included the disposal of Balloo Retail Park, Bangor, Linen Green, Moygashel and The Soloist, Forsyth House, Klondyke Building and Magowan West Shopping Centre.

Lettings include bringing The Ivy to Northern Ireland, securing the future of the former Barry’s Amusements site in Portrush by delivering a letting to Curry’s Fun Park, and delivering a key office letting to The Bank of London, a new entrant to Northern Ireland in the Soloist Building.
